Preparation

  • complete a walk through of your home to find opportunities to better stage your property for prospective buyers.
  • Check with the Land Titles Office of the provincial government to obtain a copy of and personally review your Certificate of Title.
  • Make sure your property is ready and available for showings at all possible times.
  • Make sure that keys are available to licensed Realtors® who wish to show your property to prospective buyers. Advance notice will be given before a viewing whenever possible.

 

Communication

 

  • Keep you informed as the market changes and advise as to the potential effects on the sale of your property.
  • Check on your vacant property for security and condition and alert you to any problems if they arise.
  • Communicate the progress or my marketing efforts to you regularly.
  • Submit all offers to you in writing, diligently drafted, in a timely manner.

 

Exposure

 

  • Place your listing to the Multiple Listing Service, receiving maximum exposure to all member Realtors® in the Greater Edmonton Area.
  • Feature your property on my Website to increase exposure.
  • Advertise all open houses in the Edmonton Journal to ensure the largest attendance.
  • Host an open house for maximum exposure to other Realtors® in the area and the community. Often your neighbors are looking for the opportunity for their friends and family to move closer.
  • Place professional Re/Max signage on your property.
  • Intelligently word advertisements to be placed in Real Estate Weekly.
  • Create a professional feature sheet of your property, highlighting its many attributes in full color to make a more memorable impression on buyers.
  • Make your listing available within my office to all sales staff.
  • Utilize my network of Realtors®, Brokers, Mortgage professionals, buyers, and investors to improve market exposure.

 

Negotiation

 

  • Take the extra step to pre-qualify all prospective buyers whenever possible.
  • Professionally represent you upon presentation of contracts by the cooperating brokers.
  • Negotiate wisely to find the highest price and best terms for you.
  • Help potential buyers arrange necessary financing.
